Dr. Peter Yee, the author of best selling ‘How to Become Rich in Property’ is one of our Malaysia Property Expert, no doubt! His humor presentation style has caught a lot of attention from audiences. Big clabs and laughs from audiences proved they are enjoying his sharing in the seminar.

Dr. Peter Yee has shared two topics in the property seminar as:-

  • ‘How to Leverage & Benefit from the Property Downturn’
  • ‘What You Need to Consider before Buying Your First Property’

Both of the topics are focusing on property investment strategy in a volatile market and essentials in real estate, respectively.

There are few points kept repeated and emphasized by Dr. Peter Yee during the seminar where I would like to share it with you too as below:

  • Location of Property
  • It’s just too important to purchase a property built on a right location, especially property in hot spot location. It doesn’t matter even though the property in bad condition (even better, because we could have better bargain power to negotiate for a better price)

  • Reputable Property Developer
  • Risk must be minimized by choosing reputable developer for new launch or under construction project

  • Always Make More Money from Rental Property; Never Keep Property Vacant
  • Property Investors must rent out property in shortest time to pay for home loan installment without using own money. Ensures positive cash flow for both of property portfolio and overall personal financial portfolio

  • Buy or Sell Property during Economics Bad or Good Times
  • Economics Crisis: Buy more good properties below market price
Economics Good Times: Keep good property with good rental income; sell not so good property to increase quota to get new home loan from banks to buy better property in hot spot location

Potential Location to become Property Hot Spots in Klang Valley Malaysia

June 13, 2009 · Filed Under Property Investment · 1 Comment

Are you seeking advice from property experts to identify the second tier location in Klang Valley Malaysia where potentially of being elevated to first tier hot spots for property investment?

ho chin soon research klang valley malaysia property hot spots
According to Malaysia well known property expert, Mr. Ho Chin Soon in a Q&A section of ‘The Edge Property Investment Forum 2009’, those locations are basically well connected and linked to highways that bring the residents to Kuala Lumpur and Petaling Jaya.

Examples of Potential Hot Spots for Property Investment in Future:
  • Setia Alam with access to the New Klang Valley Expressway (NKVE) – Developed by SP Setia Group
  • Alam Impian with access to the Kesas Highway – Developed by I&P Group
  • Melawati fronting the Middle Ring Road II (MRR2)
Petaling Jaya – Locational Center Gravity

I believe for those who have attended any seminar of Ho Chin Soon will not feel strange about his theory of Klang Valley’s Locational Center Gravity (LCG). He has selected Petaling Jaya as the LCG for Klang Valley simply because Petaling Jaya is centrally located in the Klang Valley. Besides, the infrastructure and accessibility there have been developing rapidly and almost fully developed; thus pushing future developments into the second tier and beyond.

Good Reputation Developer

Good reputation developer with excellent past track record is one of the major factor that Ho Chin Soon has been highlighted frequently to identify a good property for investment. As we can notice from the future hotspots for property investment recommended by him were always developed by Malaysia Top 10 property developer like SP Setia Group, I&P Group, Mah Sing Group and etc.
