What is That? What Are They Looking At?

brio serviced apartment setia walk soft launch
Soft Launching Review: Surprisingly, purchasers had started their queue since 11pm although it is a heavy rain on Friday night (30th October 2009). Approximately by 7am (31st October 2009), all the 50 seats are fully occupied. These 50 buyers will be entitled for 2.5% rebate; I believe that’s why people are queuing.

Master Sales Chart

Referring to the above Master Sales Chart, SP Setia has achieved good response from public during the soft launch. As you see from the picture, there are still about 100 people waiting for their turn to choose their unit although the first 50 units have been grabbed. Due to the overwhelming response, SP Setia had announced to give away 1% rebate instead of 2.5% for those with queuing number of 51st onwards.

What Make The Project Being So Hot?
  • Top 10 property developer in Malaysia – SP Setia Group
  • Property hotspot location in Puchong – Pusat Bandar Puchong
  • The first and only serviced apartment c/w mix development concept in Puchong
  • New Promotion: ‘THE BEST for the BEST’ Setia Homeownership Package
    • 5% Confirmation Deposit
    • Early Bird Rebate (First 50th Purchasers Discount 2.5%)
    • Free Legal Fess – SPA
    • Free Legal Fees – Loan Agreement
    • Free Stamp Duty on MOT & Loan Agreement
    • 0% Interest during Construction Period

But, there are many negative feedbacks were commented by property investor and home buyer too. People are complaining on the pricing, fengshui, design of building, quality of finishing, impractical layout, and etc.

HI,

I used to hear other investors said.. dun invest on too expensive property.. imagine for ex: a double story sold at Rm700 for 22 x 80 intemediate.is this worth buying for investment? will ppl buy a terrace house for RM800 at the subsale price for example? They said some property won fetch higher value when it comes certain percentage of appreciation. Si that true?

Every company does receive complaints, my concern is how they solve and follow up on the issues. Example: Tiles issue on SetiaWalk Solace Service Apartment (Block R3 – first launch), people are complaining on the cheap look tiles. SP Setia heard the complaint, they did improve it for Brio Service Apartment.

Whatever is it, at least, they tried and willing to improve their project. Just my 2cent point of view.
