Latest Green Building Project in KL Malaysia by YNH Property Company

Menara YNH, the green building project proposed by YNH Property Berhad, built following to specifications of the Green Building Index (GBI) will be one of the latest green projects introduced in Malaysia for year 2010 located at a strategic location next to Shangri-La Hotel KL.

Kuwait Finance House Berhad (KFH) had few weeks ago aborted its plan to purchase one of the two office blocks at Menara YNH. However, YNH said it would proceed with building the project and expects to start work within the next 6 months. Some features of Menara YNH:

  • Consists of two 45-storey office blocks (600,000 sq ft net lettable space each)
  • 3-storey retail podium
  • Gross development value (GDV) approximately RM2bil (or RM1,500 per sq ft)
  • Target to complete the project within 5 years

Hi Horlic,

I was looking at Perdana Exclusive Condo @ Damansara Perdana but I gave up at the end. It’s leasehold, 996sf and the offer price is around 270k. What do you think about this area? My purpose for this property is for own stay (at least 10 years) and I found out that many owners are selling their unit. So what do you think it’s wise to buy there?

Besides, there is one more development in Sungai Buloh-Kuala Selangor area, named Aman Puri, I am quite interested in that area. (I am working in Kota Damansara). There seems like the only chance to grab landed property in quite affordable price which is freehold as well. How do you think that? The developer is PPC glomac. (Joint venture between Pembinaan Punca Cergas and Glomac). Just your analysis, do you think the area will become ‘booming’ in about 5 years time (I am not so greedy lar) :P

Looking forward for your advice.. Thanks and Happy New Year 2010.. Hope it wil be a great year ahead for you~!!

Cheers,
Isaac.
