you may contact the big house agent who incharge for this project, his name is call alex/ derek at 012 2969003. As I know for the first phase was 100% sold, and the second phase almost 90% sold. At the moment it only leave for few bigger unit 1500 sqf. FYI, Feedback from agent they going to launch the last phase at July with the show unit ready, but for sure the price will increase another RM 30K – Rm 50K due to cement price increase in first of May 2010. I think ur condo is just over price! For min RM300k as the starting price for a 3-room condo at such location is ridiculous! The land uneven and the site road are experincing soil erosion! With that price I could get a 4-room condo at OKR. I don’t mind getting a second hand rather than having to wait for the completion only on 2013!!!

I agree with Tess. This condo is overpriced for sure! The surrounding landed properties are even cheaper than this condo.
If this location worth for investment, one could probably look for an old landed property. I believe when there’s appreciation, landed property will be more interesting?

I’ve booked g residence second phrase 1600s.f 20th floor. But I’ve changed my mind coz I am pregnant now and I think landed property is more suitable for me. My agent told me that the developer is going to launch the last phase at July with the show unit ready, but the price will be increased for another increase for another RM 30K – Rm 50K. Developers have to learn to develop condos in more affordable prices for the average income holders .Prices ranging from RM 200 k . Developers can reduce the build up area to make the prices more competitive like 800 sq ft to 1,000 sq ft. There is anticipation that there will be a glut in the property market as the economy is not as healthy as what it seems .high end properties are in the glut now. Some smart people are cashing out on old properties .
Developers need to be more people oriented like Najib to help meet the problems of the public.The housing minister has to look into these problem if BN wants to win.

Anyone bought this G Residence or Gembira Residence?
As far as I know the land is charged to UOB. Once the purchaser’s bank disburse the progressive payment, it should pay to UOB to redeem title from UOB first. Once fully pay off the redemption sum only the money will goes to pay developer.

But, do you notice the initial payment release by purchaser’s bank does not fully goes to UOB to redeem the property first?
I thought Housing Act stated that all payment should pay to redeem the property first?

Can anyone pls advice?
