May i know how do a person own more than 10 properties in malaysia without government investigation and also for easier bank loan approval?

let’s assume each property cost rm300k

For each rented property, provide tenancy agreement to the bank so that they will know you have rental income to cover the loan

I’m thinking of buying a property worth 185K, but I don’t have enough money to pay downpayment to minimize my monthly expenses. May I know how do you manage from 0-13 properties in 4 and a half years with such a big amount of downpayment to overcome? Please help!
